What Does a Real Estate Agent Do?

Before you can decide whether you need one, it helps to understand what a real estate agent actually does — because it’s a lot more than opening doors and writing up offers.

A buyer’s agent wears many hats throughout the purchase process:

Market Analysis and Pricing Guidance — A good agent knows how to evaluate whether a home is priced fairly, overpriced, or an outright steal. They analyze comparable sales (called “comps”), factor in market conditions, and help you make an informed offer — not just an emotional one.

Can You Buy a House Without a Realtor?

Yes, you can buy a house without a realtor in Ontario — it’s entirely legal. This is sometimes called buying “privately” or acting as an “unrepresented buyer.” Some buyers choose this route when purchasing directly from a seller who is also unrepresented, or in cases where they feel very confident in their own knowledge of the market.

However, just because you can doesn’t always mean you should. The real estate transaction process in Ontario is complex, and the stakes are high. Without representation, you’re responsible for conducting your own due diligence, negotiating without professional guidance, and ensuring the legal paperwork is correct — all while managing one of the largest financial decisions of your life.

It’s also worth noting that in most Ontario transactions, the seller pays the buyer’s agent commission — which means you can have professional representation at no direct cost to you. More on that below.

How Much Does a Realtor Cost?

This is one of the most common misconceptions among buyers: many assume that hiring a realtor will cost them money out of pocket. In most cases in Ontario, that’s not how it works.

Traditionally, the seller agrees to pay a total commission — typically somewhere in the range of 3.5% to 5% of the sale price — which is then split between the listing agent (representing the seller) and the buyer’s agent (representing you). That means as a buyer, you receive professional representation without directly paying for it.

It’s important to note that real estate commissions are always negotiable, and industry practices have been evolving. Before you begin working with an agent, you’ll sign a Buyer Representation Agreement in Ontario, which outlines the terms of your relationship including any compensation arrangements. A good agent will walk you through this clearly and answer any questions you have.

The bottom line: in most scenarios, working with a buyer’s agent in Ontario costs you nothing directly — and can save you significantly through skilled negotiation and avoiding costly mistakes.

What Are the Risks of Buying a Home Without a Realtor?

This is where things get serious. The risks of buying a home without a realtor are real, and in some cases, they can be financially devastating.

Overpaying for the Property — Without access to proper market data and a professional to interpret it, many unrepresented buyers pay more than they should. Even a 2–3% overpayment on a $700,000 home means $14,000–$21,000 out of your pocket unnecessarily.

Missing Critical Conditions — Conditions in an offer — like a financing condition or a home inspection condition — exist to protect you. Without guidance, buyers sometimes waive these protections under pressure, leaving themselves exposed if financing falls through or serious defects are discovered after closing.

Legal and Documentation Errors — Real estate agreements in Ontario are legally binding contracts. Errors, omissions, or misunderstood clauses can have serious consequences. Without a lawyer reviewing your Agreement of Purchase and Sale before you sign — and an agent guiding you through the terms — costly mistakes are easy to make.

No One Negotiating for You — The seller has a professional in their corner whose job is to get the best outcome for their client. If you’re unrepresented, you’re negotiating alone against someone with experience, market knowledge, and negotiation skills. That’s a significant disadvantage.

Difficulty Navigating Problems — Home inspections reveal issues. Appraisals come in low. Sellers don’t disclose defects. These situations require experience and level-headedness to resolve. Without a seasoned agent, you may not know your options — or your rights.

So — Do You Need a Realtor?

Legally, no. Practically, for the vast majority of buyers, the answer is yes — and here’s the most compelling reason: the guidance, protection, and negotiating power a buyer’s agent provides typically comes at no direct cost to you.
